Sherwin-Williams Mixed Use Project

 

Project Description


On October 18, 2016 the City Council approved a Planned Unit Development (PUD) and a Preliminary Development Plan for the former Sherwin Williams paint factory site. The project site includes two parcels: one owned by Sherwin-Williams (8.59 acres) and one owned by the City of Emeryville as Successor Agency to the Emeryville Redevelopment Agency (1.46 acres). 

The 10.05 acre project site will be divided into five development parcels that will accommodate 500 rental residential units in four new buildings; 74,000 square feet of office space within the existing "Building 1-31" (former Sherwin-Williams office building); a minimum or 2,000 square feet and a maximum of 8,000 square feet of ground floor retail/restaurant space; a 2,000 square foot community gallery and meeting room space; and associated structured parking. The project will also create approximately 3.53 acres of public park/open space area and two new streets: a Hubbard Street extension and 46th Street.

CEQA Review


An Environmental Impact Report (EIR) was prepared for the project under the California Environmental Quality Act (CEQA). A Notice of Preparation was issued on December 16, 2014 with the 45-day comment period ending on January 30, 2015. A Notice of Availability was issued on January 8, 2016 with a 60-day comment period ending on March 8, 2016.

Current Status

The Building Division is currently (winter-spring 2019) processing grading permit applications and building permit applications for the four new buildings within the Sherwin-Williams PUD/PDP development.
