Major Projects

South Bayfront (Bay Street) Site B Development

The Planning Department is currently processing an application for a mixed use development of retail, residential, and hotel uses that will be an extension and endcap at the north end the existing Bay Street Emeryville development. Madison Marquette, the project applicant has developed two alternative development options for Site B, both of which include a mix of retail, residential, and hotel uses, but that differ in primary retail type and site configuration. Please see Notice of Preperation (NOP) for a complete project description.

Status

The Planning Department issued a Notice of Preparation (NOP) and held a public scoping session to accept comments about the scope of the Environment Report (EIR) on November 2005. For a copy of the NOP of Draft EIR click here.

Preparation of the EIR is currently underway.

Papermill Building Mixed Use Project

The Planning Department is currently processing an application for a mixed use development that would result in the demolition of the two existing structures and development of two new four-story buildings. The two new four-story buildings would contain 187,224 square feet of residential space, 4,245 square feet of live/work space, 3,446 square feet of flex-space, and 10,516 square feet of retail/restaurant space. The project would also include a park, plaza, and two courtyards.

Status

The Initial Study prepared by the City was undertaken for the purpose of deciding whether the project may have a significant effect on the environment. On the basis of the Initial Study, City staff has concluded that the project will not have a significant effect on the environment and, therefore, has prepared a Draft Mitigated Negative Declaration

For a copy of the Initial Study and Mitigated Negative Declaration, please click below:

Hard copies are available for review at City Hall. Electronic (CD) copies are available on request.

The public review period for this Draft Initial Study and the Draft Mitigated Negative Declaration begins on Monday, August 18, 2008 and ends on Wednesday, September 17, 2008.

The Planning Commission will review the Mitigated Negative Declaration at its regularly scheduled meeting on September 25, 2008 at 6:30 p.m. in Old Town Hall, 1333 Park Avenue, Emeryville, California and consider whether to recommend that the Mitigated Negative Declaration be adopted by the Emeryville City Council. The City Council will consider the Mitigated Negative Declaration at its regularly scheduled meeting on October 21, 2008 at 7:15 p.m. in Old Town Hall, 1333 Park Avenue, Emeryville, California. If the City finds that the project will not have a significant effect on the environment, it may adopt the Mitigated Negative Declaration. This means that the City may approve the project without the preparation of an Environmental Impact Report.
