The following submittal requirements for new buildings & additions apply to any project in which floor area is added, including interior mezzanines and second stories.
Building Plans
Stamped & signed by a licensed architect or engineer. Plans shall include building summary with type of construction, allowable area calculations, use of all areas, occupant loads for all areas. Include a floor plan of entire building. Be sure to include North arrow. Plans shall also include name, address, phone and fax of person preparing the plans.
Plot Plan
Show property dimensions including distance from property lines to building, north arrow, scale (min. 1" =20'), dimensions of setbacks & yards, building pad & dimensions, lot drainage, utilities, driveway, easements, existing trees, all streets, fences and walls , parking.
Structural Calculations
Shall be stamped & signed by a licensed engineer or architect.
Truss Calculations
Including connection details. Required if conventional framing is not used. Stamped and signed by a licensed engineer. Must be submitted prior to frame inspection.
Exterior Elevations
Show heights of building and any new additions, conditions at all entries.
Plans Of Existing Building Or Space
Include floor plan showing use of each area. Also all existing walls, stairs, etc.
Floor Plans And Details
Include all floor plans and construction details, fully dimensioned. Provide complete framing plans of any new areas, sections of all walls, show how new work will be attached to old, include details of railings, glass installation, flashing, etc.
Accessibility
Provide complete plans showing accessible parking, path of travel, accessible entrances, and restrooms. All counters or seating serving the public shall also comply.
Energy Calcs
Include HVAC calcs. Mandatory measures and CF-1 Form to be printed on plans. Show required ventilation for all areas.
To Apply for a Permit Submit the Following
- Two sets of drawings, calculations and all other relevant information (for projects valued at $1 million or more submit four sets of drawings, only three need to be wet-signed.)
- Extra floor plan - For County Assessor's Office.
